CHHA Spring Garage Sales
Friday, June 2, 2023, Saturday, June 3, 2023 and Sunday, June 4, 2023 Garage Sales will begin at 8:30 a.m. and end by 6:00 p.m. Individual homeowners can set their own hours and can display signage to direct buyers to their sales. CHHA Adult Summer Pool Party
Friday, June 16, 2023⋅6:00 – 8:30pm At Charleston Harbor Subdivision Community Pool The Social Committee invites all interested adults (21 yrs and over) that reside in our subdivision to come out and meet your neighbors at the Adult Summer Pool Party. It will be a social activity for swimming and for getting acquainted with neighbors. Please bring snacks and your own drinks. Please remember that no glass bottles or containers are allowed per City of Kansas City, Missouri pool regulations. |

The dumpsters will be located at the Charleston Harbor Pool Parking Lot.

Guttering Needed At Charleston Harbor Pool House Your HOA Board has determined that the Pool House requires guttering to carry rainwater away from the foundation. A bid ($2,006) and contract with Just-Right Guttering LLC has been approved. The work is scheduled to start on March 13, 2023. |

Landscape Rock Refresh At Community Pool
Your Charleston Harbor HOA Board has determined that there is a need for additional 1" Missouri decorative river rock around the pool deck. They are evaluating bids and will make a decision soon.

License Plate Reader Cameras Coming to Charleston Harbor Subdivision.
Your Charleston Harbor HOA Board has entered into a contract with Flock Safety to have license plate reader cameras at each of our entrances. It is a two year lease contract and Flock Safety provides the installation and maintenance of the cameras and maintains ownership. Monitoring and sharing of any suspicious vehicles will be performed by our HOA and forwarded to KCPD.

The Board and Brookwater Management have announced that a repair to the Pool House foundation is needed.
The south wall of our pool house is falling away from the rest of the structure. This is even visible to the untrained eye as both the SE and SW corners have sizable cracks. It's going to require placement of piers to shore up that wall.
The Board has approved a bid($6,770) and contract for Spartan Ram Jack Foundation Repair to perform the work which is scheduled to begin on April 3, 2023.

Welcome New Board Member
Please welcome Kristen Lawson as one of the newest members of our board who is replacing Jilene Scherbenske. Kristen and her husband Leonard moved to the neighborhood in the summer of 2020. Some may recall, they held their wedding in their backyard. Kristen and Leonard have recently added their first child to the crew, Miss Olivia Rose. Kristen comes to us with experience in business management, sales and real estate. She currently manages a sales team of 12 for one of the fastest growing HR solutions software companies in the US. She is also a licensed realtor and assists family, friends and acquaintances with their real estate needs.

Based on the feedback provided, current expenditures and the fact that vendor/product costs continue to rise, it has led to the decision to increase the Charleston Harbor annual assessment fee from $500.00 annually to $700.00. We recognize the impact this can have at a time where the cost of living is rapidly increasing; much thought and research was completed before arriving at this decision. Many of you have or will be getting an assessment statement in the mail that was automatically generated with the management company prior to the board's final decision to make this increase. Please disregard this letter. A new assessment statement will arrive shortly with the corrected amount along with an explanation of how and why the board made this decision. A reminder that all assessments are due between January 1 to March 31, 2023. We look forward to making our community better. RESOLUTION FOR DUES ENFORCEMENT
Be It Resolved that prior resolutions of the Board of Directors relating to enforcement of dues and assessments are amended as follows:
There shall be penalties, interest and charges for failure to pay homeowners assessments when due. All assessments shall be due and payable January 1 for the following year. All assessments not paid by March 31st shall have a penalty of $40.00 and all assessments not paid in full by June 30th shall have added a penalty of $40.00. Upon and after June 30th there shall be assessed interest of ten percent (10%) per annum on the unpaid balance until all assessments, penalties, interest and collection charges shall be paid in full.
Any assessment not paid in full by June 30th shall be enforced by the recording of a lien, and at the direction of the Board of Directors by a civil suit, and such collection procedures against the individual homeowners as shall be available at law. If a lien or a suit be filed the delinquent homeowners shall pay in addition to dues, penalties and interest all costs of filing and releasing
the lien and all costs of collection including attorney’s fees.
(Enacted by resolution of the Board of Directors of the Charleston Harbor Homes Association at its meeting in November 2008, reaffirmed by the Board of Directors at its meeting October 21,2020.)
