Charleston Harbor Pool Rules Reminder

There is a limit of ten (10) persons, including guests, per household. Also, children age 14 and under, must be accompanied by an adult 18 years of age or older.

Absolutely no furniture is allowed in the pool at any time.

If you see someone breaking the pool rules, please report it to Brookwater Management by phone at (816) 429-8186, or by email at info@brookwatermgt.com. Pictures are encouraged, as well as the date, time, and description of occurrence. With the help of the community, we hope to be able to keep the community pool a safe, fun, and functional part of the summer season.

Pool Rules and Fob Usage

Please make sure that you are following all pool rules, as posted. Please make sure that you are not lending your fob to another resident. Also, please make sure that the gates close completely, and that another resident does not "piggyback" or "tailgate", which is entering after you have swiped your fob, when they have not.

If a resident is found to be in violation of the rules, the Board will be notified and pool privileges could be suspended or revoked for the season.

As a reminder, the pool hours are:

Monday - Saturday: 10 am - 9 pm
Sunday: 10 am - 8 pm

Pool use outside of the hours listed above is strictly prohibited. All residents must vacate the premises at closing time. There is 24/7 security footage as well as individual card swipes that can be pulled to identify residents using the pool after hours and this information will be forwarded to the Board. If you bring guests to the pool, it is your responsibility to ensure your guests are following all pool rules.

Pool Furniture

Residents,

This is a friendly reminder to please treat the pool furniture with care and refrain from allowing children to jump or stand on the furniture. Replacing the furniture is can be very costly (about $250+ a chair) and is an unnecessary expense when the damage being done is preventable.

Residents,
As a reminder, the pool hours are:
Monday - Saturday: 10 am - 9 pm
Sunday: 10 am - 8 pm

​Pool use outside of the hours listed above is 
STRICTLY PROHIBITED. All residents must vacate the premises at closing time. There is 24/7 security footage as well as individual card swipes that can be pulled to identify residents using the pool after hours and this information will be forwarded to the Board. If you bring guests to the pool, it is your responsibility to ensure your guests are following all pool rules.
If you see that someone is at or using the outside of regular pool hours, please call the police non-emergency line at 816-234-5111 to report trespassing.

Attention: No Glass in Pool Area

Residents,

There were glass bottles found in the trash at the pool. This is an important reminder that there is a strict no-glass policy in the pool area. The dangers of broken glass are numerous and would give immediate cause to shut down the pool so that it could be drained, cleaned, and refilled. This process could take weeks, is very costly, and would affect the entire community. Please do not bring glass items into the pool area to prevent this from happening. Thank you for your cooperation in this matter.

Warmer weather is upon us, so that means it is lawn care season. This is a friendly reminder to please perform regular maintenance of your yard including duties such as frequent mowing, weed maintenance, etc. Let's keep the community beautiful, together!

Residents, pool season is quickly approaching. There is a new waiver titled "2022 Charleston Harbor Pool Guidelines and Waiver". This waiver must be completed online, again this year, only once per household, prior to the pool key fobs being activated. We have some time, as the pool is expected to open towards the end of May, but by ensuring the form is filled out as soon as possible, we can make sure your pool key fob is active on opening day. Community Pool Key Fob Requests


It’s almost that time again!  With the community pools opening back up at the end of May, we want to get a head start on making sure that everyone has their key fob.  Please check to see that you know where your pool key fob is located.  If you have recently moved into your home, and the previous resident did not leave you the fob, you will need to fill out the form on your community website to request a new resident fob.  If you have previously had a pool key fob, and cannot locate it, you will need to fill out the form on your community website to request a replacement fob (a fee will be applied to your account for a replacement fob).  The forms are located on your community website under “For Residents” and “Online Forms”.

Nov. 26, 2021 Letter from Brookwater & CHHA Board To Homeowners

Hello Charleston Harbor Homeowners:

We are excited to continue to serve our community as your board of directors. It is time for us to plan our 2022 budget. We are also laying the groundwork for the 2023 budget by forecasting some of the priorities that YOU would like to have as part of our neighborhood.

Previously, we have asked you to complete a resident survey by Dec. 3rd. Thank you if you have already completed the survey. If not, please go to the Brookwater website to complete the survey...or call Brookwater at (816)429-8186 and they can help you complete the survey over the phone. We are planning to use the survey to prioritize the wants/needs of Charleston Harbor residents in our budget planning for 2022 and 2023.

In 2021, we have been able to stay within the budget. However, as our property and amenities age, we need to plan ahead for several large projects requiring our attention, the most notable being 1) removing silt/dredging the lake and 2) repaving the pool parking lot. We are all very aware that goods/supplies are challenging to obtain AND more costly in 2021 than in years past.

Lastly, we would like to let you know that HOA annual fees will be increasing for the 2023 calendar year. Our hope is that providing this informationtoday, you will have time to plan for the increase in dues. Maintaining the beauty and security of our neighborhood is our top priority and this increase is necessary.

Please Review Charleston Harbor Homes Association's Dues Enforcement Resolution 

RESOLUTION FOR DUES ENFORCEMENT
Be It Resolved that prior resolutions of the Board of Directors relating to enforcement of dues and assessments are amended as follows:
​There shall be penalties, interest and charges for failure to pay homeowners assessments when due. All assessments shall be due and payable January 1 for the following year. All assessments not paid by March 31st shall have a penalty of $40.00 and all assessments not paid in full by June 30th shall have added a penalty of $40.00. Upon and after June 30th there shall be assessed interest of ten percent (10%) per annum on the unpaid balance until all assessments, penalties, interest and collection charges shall be paid in full.

Any assessment not paid in full by June 30th shall be enforced by the recording of a lien, and at the direction of the Board of Directors by a civil suit, and such collection procedures against the individual homeowners as shall be available at law. If a lien or a suit be filed the delinquent homeowners shall pay in addition to dues, penalties and interest all costs of filing and releasing
the lien and all costs of collection including attorney’s fees.

(Enacted by resolution of the Board of Directors of the Charleston Harbor Homes Association at its meeting in November 2008, reaffirmed by the Board of Directors at its meeting October 21,2020.)
