All Charleston Harbor Subdivision homeowners are encouraged to attend. The Board has some upcoming projects to discuss and homeowners should be aware of these and share their thoughts on such projects. Better involvement by homeowners is needed to help guide the Board in the year 2023.

2023 Assessment Increase Friendly Reminder
This is a friendly reminder that the assessment dues went up this year to $700.00 annually. If you have automatic payments set up, you will need to adjust the amount from $500.00 to $700.00 for this year. If your payment has already been processed for $500.00 for 2023, you will need to pay the remaining $200.00 separately. You can do this by choosing the "One-Time Payment" option on your account. We encourage you to review your account on your community website:(https://charlestonharbor.nabrnetwork.com/login.php).

You can see your payment history on your website by clicking the "MY ACCOUNT" option on the top right-hand corner of your community website
. When you click on the payment option, it allows you to see your payment history and balance owed.

Charleston Harbor Pool House Foundation Repair

The Board and Brookwater Management have announced that a repair to the Pool House foundation is needed.

The south wall of our pool house is falling away from the rest of the structure. This is even visible to the untrained eye as both the SE and SW corners have sizable cracks. It's going to require six (6) piers to shore up that wall.

More information will be addressed and discussed at the open board meeting on Tuesday, January 31, 2023 at 7:00 p.m. at the Shoal Creek Patrol Station's community room located at 6801 NE Pleasant Valley Rd., Kansas City, Mo. All homeowners are invited to attend.

Trash & Recycling Delayed This Week...
In observance of Martin Luther King Jr. Day, City Offices will be closed Monday, January 16th. Weekly trash and recycling pickup will be delayed by one day as well.
Charleston Harbor residents will have Trash & Recycling Collection on Saturday, Jan. 21st. Please place your trash bags and recycling bins at curbside by 7:00 a.m. on Saturday.

Welcome New Board Member

Please welcome Kristen Lawson as one of the newest members of our board who is replacing Jilene Scherbenske. Kristen and her husband Leonard moved to the neighborhood in the summer of 2020. Some may recall, they held their wedding in their backyard. Kristen and Leonard have recently added their first child to the crew, Miss Olivia Rose. Kristen comes to us with experience in business management, sales and real estate. She currently manages a sales team of 12 for one of the fastest growing HR solutions software companies in the US. She is also a licensed realtor and assists family, friends and acquaintances with their real estate needs.

HOA 2023 Assessment Statements!

Residents, your 2023 Assessment Statements have been processed and mailed!

Please expect to receive your annual billing statement soon, if you have not already received it. 

Please note that our goal is to ensure statements are received at the beginning of December. However, the due date is January 1, 2023, and at that time the charge is applied to the account. 

Payments received prior will be applied to the account as a pre-paid payment until January 1, 2023, at which time the charge will post and the payment applied.

Please see the enclosed Alliance Bank letter that is included with your billing statement to assist you with the multiple payment options. All payment information is stated on your billing statement. Residents are encouraged to utilize online payment options for the most effective and efficient payment processing.

Attention Charleston Harbor Homeowners:
Greetings Charleston Harbor Residents!
 
Based on the feedback provided, current expenditures and the fact that vendor/product costs continue to rise, it has led to the decision to increase the Charleston Harbor annual assessment fee from $500.00 annually to $700.00. We recognize the impact this can have at a time where the cost of living is rapidly increasing; much thought and research was completed before arriving at this decision. 
 
Many of you have or will be getting an assessment statement in the mail that was automatically generated with the management company prior to the board's final decision to make this increase. Please disregard this letter. A new assessment statement will arrive shortly with the corrected amount along with an explanation of how and why the board made this decision. 
 
A reminder that all assessments are due between January 1 to March 31, 2023. We look forward to making our community better. As we do, the board will notify residents so you can see what improvements are being made.

Charleston Harbor subdivision's HOA Board is seeking a resident to fill a recently vacated board member spot immediately. There are currently 4 members holding officer titles. The open fifth position will be a non-officer position.

Nov. 26, 2021 Letter from Brookwater & CHHA Board To Homeowners

Hello Charleston Harbor Homeowners:

We are excited to continue to serve our community as your board of directors. It is time for us to plan our 2022 budget. We are also laying the groundwork for the 2023 budget by forecasting some of the priorities that YOU would like to have as part of our neighborhood.

Previously, we have asked you to complete a resident survey by Dec. 3rd. Thank you if you have already completed the survey. If not, please go to the Brookwater website to complete the survey...or call Brookwater at (816)429-8186 and they can help you complete the survey over the phone. We are planning to use the survey to prioritize the wants/needs of Charleston Harbor residents in our budget planning for 2022 and 2023.

In 2021, we have been able to stay within the budget. However, as our property and amenities age, we need to plan ahead for several large projects requiring our attention, the most notable being 1) removing silt/dredging the lake and 2) repaving the pool parking lot. We are all very aware that goods/supplies are challenging to obtain AND more costly in 2021 than in years past.

Lastly, we would like to let you know that HOA annual fees will be increasing for the 2023 calendar year. Our hope is that providing this informationtoday, you will have time to plan for the increase in dues. Maintaining the beauty and security of our neighborhood is our top priority and this increase is necessary.

Effective December 2020 Your HOA Board Of Directors And Brookwater Management Company Decided To Make Board Meeting Minutes And Financials Private And Not Available For The General Public To View. Please Review Charleston Harbor Homes Association's Dues Enforcement Resolution 

RESOLUTION FOR DUES ENFORCEMENT
Be It Resolved that prior resolutions of the Board of Directors relating to enforcement of dues and assessments are amended as follows:
​There shall be penalties, interest and charges for failure to pay homeowners assessments when due. All assessments shall be due and payable January 1 for the following year. All assessments not paid by March 31st shall have a penalty of $40.00 and all assessments not paid in full by June 30th shall have added a penalty of $40.00. Upon and after June 30th there shall be assessed interest of ten percent (10%) per annum on the unpaid balance until all assessments, penalties, interest and collection charges shall be paid in full.

Any assessment not paid in full by June 30th shall be enforced by the recording of a lien, and at the direction of the Board of Directors by a civil suit, and such collection procedures against the individual homeowners as shall be available at law. If a lien or a suit be filed the delinquent homeowners shall pay in addition to dues, penalties and interest all costs of filing and releasing
the lien and all costs of collection including attorney’s fees.

(Enacted by resolution of the Board of Directors of the Charleston Harbor Homes Association at its meeting in November 2008, reaffirmed by the Board of Directors at its meeting October 21,2020.)
