Thieves Are Targeting Vehicles In Charleston Harbor
The latest reported theft to KCPD was on Nov. 23rd. It was a theft from a vehicle located in the 6800 block of N. Hardesty Ave.
Just a reminder if a theft occurs, please report it to the KCPD Shoal Creek Patrol Division. Once you have a police report, please contact Brookwater Management and ask them to obtain any vehicles photos from the Flock cameras that we have at our exits. It will be important to provide an estimated timeframe of when the theft may have occurred. Photos should be turned over to the KCPD detectives.

Recently Reported Theft in the 7100 Block of N. Quincy Ave.
Kansas City Police Dept. indicates a criminal activity occurred on 10-26-2023. The resident reported having been a victim of a fraud/scam. FINANCIAL CRIME VICTIM INFORMATION Being a victim of a financial based crime can be a troubling time for a victim. If you have discovered that you are the victim of a financial crime there are several things that you need to do immediately. Notify the bank, or financial institution, where the affected account is located. The financial institutions have procedures for victims to follow. This can include completing affidavits disputing the fraudulent transactions, closing the affected account, and opening a new account. Notify the Police Department. Based on the type of financial transactions that have occurred the clerk or officer, will determine the exact classification of police report that will be completed. Obtain a copy of your credit report. Many times when a financial victim discovers they have a fraudulent transaction on an account they will look further into their finances and they reveal other transactions, or even financial accounts, have been conducted or created. If fraudulent accounts are discovered notify the financial institutions where these accounts originated. Document everything. Keep accurate records of who you talk to, when you talk to them, and the details of the conversation. Keep copies of all bank statements, checks, credit card receipts, bills and invoices, and letters from creditors. Remain diligent. |

Once your registration is reviewed and validated by Brookwater Management, you will receive an email with a link to set your password. You can then log in with your email address and new password to make payments and access information about your community.

Parking RV's and Other Vehicles In The Neighborhood
It has been brought to the attention of the Board that there are some RV's in the neighborhood that have extended their stay beyond the 48 hour limit. Please be mindful and do not extend the time limit. There have also been complaints about other vehicles being parked on our residential streets for several days at a time without moving.
The Kansas City Police Department's Parking Control Division handles such parking violations (816) 581-0706. Please call them to file a complaint. Here's the ordinance information: Abandoned Vehicle 70-641.a- Did abandon a vehicle or other personal property upon a city street (in excess of 48 hours) or highway (in excess of 10 hours). Basically you cannot park a vehicle, without moving it, for more that 48hrs. Parked On Sidewalk 70-523.A (1)(c)- Did stop, stand or park a vehicle on a sidewalk, park or other public property where parking is not allowed. You cannot park any vehicle, in your driveway, and have any part of it block the sidewalk.

Greetings Charleston Harbor Residents! Based on the feedback provided, current expenditures and the fact that vendor/product costs continue to rise, it has led to the decision to increase the Charleston Harbor annual assessment fee from $500.00 annually to $700.00. We recognize the impact this can have at a time where the cost of living is rapidly increasing; much thought and research was completed before arriving at this decision. Many of you have or will be getting an assessment statement in the mail that was automatically generated with the management company prior to the board's final decision to make this increase. Please disregard this letter. A new assessment statement will arrive shortly with the corrected amount along with an explanation of how and why the board made this decision. A reminder that all assessments are due between January 1 to March 31, 2023. We look forward to making our community better. RESOLUTION FOR DUES ENFORCEMENT
Be It Resolved that prior resolutions of the Board of Directors relating to enforcement of dues and assessments are amended as follows:
There shall be penalties, interest and charges for failure to pay homeowners assessments when due. All assessments shall be due and payable January 1 for the following year. All assessments not paid by March 31st shall have a penalty of $40.00 and all assessments not paid in full by June 30th shall have added a penalty of $40.00. Upon and after June 30th there shall be assessed interest of ten percent (10%) per annum on the unpaid balance until all assessments, penalties, interest and collection charges shall be paid in full.
Any assessment not paid in full by June 30th shall be enforced by the recording of a lien, and at the direction of the Board of Directors by a civil suit, and such collection procedures against the individual homeowners as shall be available at law. If a lien or a suit be filed the delinquent homeowners shall pay in addition to dues, penalties and interest all costs of filing and releasing
the lien and all costs of collection including attorney’s fees.
(Enacted by resolution of the Board of Directors of the Charleston Harbor Homes Association at its meeting in November 2008, reaffirmed by the Board of Directors at its meeting October 21,2020.)
