At Brookwater, we pride ourselves on being responsive and action oriented - which sets us
apart from larger companies who are often unresponsive to the needs of their Clients and who are just too large to nimbly follow through with many of their contracted services. We strive to provide more detailed attention to the needs of our clients. We have a menu of services available including:

● Producing quarterly/monthly/ annual reports in accounting etc.
● Enforcement of governing documents, covenants rules, and restrictions.
● Routine inspections of common areas and lots.
● Documenting and enforcing covenant and restriction violations.
● Architectural review and forwarding to appropriate committee
● Design Review Committee approval and disapproval notifications
● Procurement of bids for but not limited to maintenance and capital improvements
● Correspondence with onsite agents and contractors
● Management of:
● Resident files
● Resident communications
● Assessment billing
● Accounts receivable as well as payable
● Community capital improvement projects
● Collection of assessments
● Collection of delinquent assessments (delinquent reporting to credit bureau available).
● Vendor compliance and contract review
● Annual budget recommendations
● Presence at meetings when requested by the Board of Directors
● Mailing community meeting notices and sending electronically
● Correspondences with title companies and billing
● Setting up community website
● Managing community websites when needed
● Providing remote access for residents to their property files by internet.
● Court appearances in legal matters
● Annual business filings and tax return processing (additional cost)
● Property inspections and documentation
● Manage pool access and security as needed
